We are Licensed Residential Builders in good standing with BC Housing Licensing & Consumer Services.
2. Do you have warranty coverage?
According to the Homeowner Protection Act & Regulations, new homes built in B.C by Licensed Builders must be covered by third-party home warranty insurance. We have partnered with Progressive & Pacific Home Warranty under "2-5-10" coverage.
The 2-year materials and labor warranty includes 12 months of any defects in materials and labor supplied for electrical, plumbing, heating, ventilation, air conditioning, exterior cladding, caulking, doors, and windows.
The 5-year warranty includes the components that separate the indoors from outdoors such as exterior walls, foundation, roof, doors, and windows.
The 10-year structural warranty includes defects in materials and labor for any load-bearing part of the house.
3. Do you carry any other insurance on top of the warranty?
We are in good standing with WorkSafeBC. All crew hired on our sites are active and good standing members of WorkSafeBC as well.
We also carry General Liability Insurance and Course Of Construction Insurance on each project during the period of construction.
4. What will be the beginning process?
Once we receive a message or inquiry from you, we will be contacting you within 24 hours. We begin with no obligation consultation to understand your wants, needs, timelines, budget and answer any queries you may have regarding the construction process or our past and current jobs. We can meet once or more until your questions are answered. If you feel confident and comfortable with your choice of hiring us, then only we will take it further to signing our feasibility agreement which will allow us to start shaping your dream home.
5. What are your fees?
We work on Cost-Plus Construction Contract. This means if you are hiring us to build your home you will be covering the actual expenses of the project and paying trades directly. These costs include labor and materials plus other costs incurred to complete the work. You will be paying us a fixed fee agreed upon in advance that covers our overhead and management fees. Our fees will depend on what stage of construction we are stepping in at. For example, are we starting from the demolition of a pre-existing building or a bare lot? Which city are we building in? What is the square footage of the desired home?
A cost-plus contract is always in favor of the homeowner. This will ensure the highest amount of transparency, which we thrive off. Our fees will be fixed in advance before we commence the work and you will be clear on exactly what you will be paying us. Our interest will be in keeping the construction costs as low as possible for you without compromising with the quality of work. Contrary to cost-plus contract, the percentage fee on the total cost of construction used by most builders works by client paying 10-20% on total cost of construction in which you will be paying the builder more as cost goes higher. Cost-plus fee method of paying we use gives control in your hands of picking the material of your liking without paying builder higher fees for the same work.
6. Why do you not have a phone number displayed on the website?
We take our work on hand very seriously and put all our attention on the task in hand. We are on-site, busy building it right the first time. We want to remain available for clients we are currently building for. We are sure you will appreciate this quality of ours once you hire us. This helps us avoid unnecessary marketing calls and allows us to reach out to you when we are fully available to answer your questions.
